What costs are associated with becoming an agent?
There is more than just getting the certificate from school. In addition to other costs remember it can take awhile before getting paid after you become an agent. A good rule of thumb is to have six months of expenses saved to cover you while you start your business. For a more complete breakdown of associated costs getting started see my blog entry.

Costs for Pre-Licensing School
The cost of pre-licensing school is broken down to two parts - the inital online payment covers all course materials. You can then immediately start your 54-hour online course. There is a text book which complements that course & gives more in depth answers. Contact me, Carol, for getting the book (605-390-2338). You have up to one year to then attend the classroom portion of the class. The balance of the cost is due then, payable only by check. Please call 605-390-2338, or email for the current total price. At the same time let's discuss total cost for getting in the business, not just the school costs.

2009 changes to Pre-Licensing Law
The South Dakota Legislature has changed the amount of hours required to get a real estate license effictive July 1, 2009 to 116 hours. Also, the new law has added a post-licensing requirement for people getting their license after July 1st - they will be required to obtain 30 hours of post-license education in each of the first two renewal cycles. These post-license classes will fulfill their continuing education requirements for those two cycles.
The post-licensing education requirements during the first renewal cycle include six hours in each of the following areas: •Agency •Contracts •Fiduciary duties/trust accounting/earnest money •Business planning/etiquette •Ethics/professional liability The post-licensing education requirements during the second renewal cycle include six hours in each of the following areas: •Negotiation •Real estate license law •Technology •Marketing/advertising •Property issues For example, a person getting their license during 2010 will have completed 116 hours of pre-licensing classes and both state tests. Before the first renewal of their license in November 2011 they will also need to complete the first 30 hours of post-licensing education. Before their 2nd renewal in November 2013 they will have needed to complete the second 30 hours of post-licensing education. After that, they will need the same 24 hours of continuing education currently needed by all licensees to renew.
